The John Buck Company (JBC) manages 151 North Franklin and 155 North Wacker, two Class A office towers in Chicago totaling more than 1.93 million square feet. Cohesion's smart building platform gives JBC's team the tools and the data to run both buildings as one connected operation.

The Challenge

Tenant expectations keep shifting alongside changes in how offices get used, and JBC needed to raise operational efficiency and tenant satisfaction without adding cost or headcount. That meant replacing manual, building-by-building processes, physical keycards, phone-in work orders, spreadsheet-tracked reservations, with tools staff and tenants would actually use.

What We Did

  • Mobile keycards. Tenants and their teams get secure, tap-to-enter access without a physical card, and JBC gains occupancy data it didn't have before.
  • Space reservations. Tenants book amenities and collaboration spaces directly from the app, cutting out phone calls and email chains.

The Outcome

Across both buildings, JBC has seen high tenant adoption of Cohesion's digital tools: 93% of tenant companies use the platform's digital amenities, and mobile keycard usage is up 1.3x year over year as more tenants return to the office. On the operations side, urgent work orders are down 25% year over year and pollutant levels have dropped 16% through air quality optimization, freeing up staff time while keeping both towers in better condition.
