22 Vanderbilt is a 29-story, Class A office tower in Midtown Manhattan with direct lobby access to Grand Central Terminal and 275,000 square feet dedicated to wellness, dining, conferencing, and fitness across 1.1 million square feet of space. Milstein Properties built the physical hospitality program. Cohesion built the app that makes it usable from a phone.
The Challenge
A building with this much amenity space runs into a simple problem: every system, keycard access, visitor sign-in, restaurant ordering, room booking, runs on its own workflow. Tenants end up learning five tools instead of one, and building staff spend time on requests that should take a tap. Milstein needed a single mobile front door that matched the polish of the lobby.
What We Did
- Mobile access. Tenants and their teams tap in with Apple Wallet or Google Wallet, no physical keycard, covering the building, their suite, and shared amenities.
- Visitor management. Tenants invite guests directly from the app; visitors get an auto-generated QR code and walk straight in, no front-desk hold-up.
- Food ordering. Tenants order ahead from the building's restaurants and skip the line, or have it delivered straight to their desk.
- Reservations. Meeting rooms, desks, and event spaces are bookable in the same app tenants already use to get through the door.
- Building updates and work orders. Tenant admins get event and emergency alerts, and can submit and track service requests without a phone call.
- Vendor management. Building teams coordinate vendor check-ins, insurance tracking, and visit scheduling from the same platform, cutting the paperwork that used to sit outside any system.
Beyond tenant access: The Club at 22 Vanderbilt
22 Vanderbilt is also opening its hospitality program to The Club at 22 Vanderbilt, a membership tier for people who want access to the building's amenities without leasing space directly. Because tenant access, visitor management, and reservations already run on Cohesion's platform, Milstein could extend the same app to members instead of standing up a separate system. One login, one set of workflows, two audiences.
